  • The Setup Process
    The setup process consists of several steps:
  • Rough set - marriage of the sections of the home
  • Connection to power, water, sewer that site developer has brought to the underside of the home
  • Installation of gas or propane line per you placement instruction
  • Usually a Satate inspection is performed at this stage to secure Certificate of Inspection, or C of I
  • Interior crew completes tape and texture, or panel close-up and repairs any transport damage
  • Site developer (contractor) returns to finalize grading around foundation, install crawl space cover, and fill any open utility trenches
  • Temporary steps installed and house number secured near the front door.
  • In most cases a final County Inspection is required for a Cerificate of Occupancy, or C of O
  • Carpet layer is scheduled to lay carpet and laminate floors.
  • Trendsetter Homes schedules a home inspection with a factory technician.
  • Minor adjustments and flaws are corrected immediately.
  • Cleaning crew cleans interior of home, and exterior if necessary.
  • Homeopwner walkthrough & delivery of keys once final funding is received

    The Timeline
    With today’s conventional lending process, the average time taken from loan application to move-in averages 90 to 120 days. Once you have been pre-approved for a loan (and secured land) your project is treated much like any real estate transaction. An appraisal validates the loan amount you are requesting, a general contractor develops your property to accept your home, and the completed transaction is signed at escrow before final funding is received from your lender. If your purchase is a cash transaction, the time line may be somewhat reduced.
